What We Do

Origination Compliance Reviews

Arq conducts loan-level origination reviews evaluating compliance with TILA, RESPA, ECOA, HMDA, and applicable state lending requirements. We assess loan applications, disclosures, underwriting documentation, and closing packages for regulatory compliance and adherence to investor guidelines.

TRID/TILA-RESPA Testing

We perform targeted TRID testing — evaluating Loan Estimate and Closing Disclosure accuracy, timing, tolerance compliance, and changed circumstance documentation. TRID remains a top examination focus area, and our testing methodology mirrors the procedures used by CFPB examiners.

Servicing and Loss Mitigation Assessments

Arq evaluates mortgage servicing compliance programs, including payment processing, escrow administration, default management, loss mitigation waterfall execution, and borrower communication practices. We assess servicing operations against Regulation X (RESPA), Regulation Z (TILA), and CFPB servicing rules.

Post-Closing Quality Control Reviews

Arq helps mortgage lenders reduce indemnification and buyback risk through post-consummation quality control reviews. We evaluate closed loans against FNMA, FHLMC, FHA, and VA underwriting guidelines, identifying deficiencies that could trigger investor repurchase demands or agency findings. Our QC reviews cover credit, income, asset, property, and compliance dimensions.

Underwriting Guideline Compliance

We assess loan files for adherence to GSE (Fannie Mae, Freddie Mac) and government (FHA, VA) underwriting guidelines, including eligibility, documentation, and program-specific requirements. This expertise supports both pre-funding and post-closing quality assurance.
